You know what caught me off guard about Koon Terrace Stay? I was expecting another cookie-cutter 3-star place, but this spot actually has some character to it. The moment you walk into the lobby, there’s this laid-back vibe that feels more like staying at a well-traveled friend’s place than a typical hotel. The staff genuinely seem to care about what you’re up to during your stay – not in that pushy concierge way, but more like they’re actually curious about whether you found that little coffee shop they mentioned.
The rooms are honestly better than what you’d expect for the price point. I mean, don’t get in expecting luxury suites or anything, but everything’s thoughtfully put together. The beds are surprisingly comfortable (I’m picky about mattresses), and the terrace areas – which obviously inspired the name – are where this place really shines. Most rooms have some kind of outdoor space, and it’s perfect for that morning coffee moment or unwinding with a drink after a long day of exploring. The Wi-Fi actually works well throughout the property, which seems basic but you’d be amazed how many places still mess this up. One small thing though – the walls could be a bit thicker. It’s not terrible, but if you’re a light sleeper, maybe pack earplugs just in case you get neighbors who like late-night TV.
What really sold me on this place is how it strikes that sweet spot between being well-maintained and not trying too hard. The common areas have this relaxed energy where you might actually want to hang out rather than just rush through to your room. I noticed guests actually chatting with each other by the terrace bar area in the evenings, which doesn’t happen at most hotels these days. The 8.3 rating makes total sense to me – it’s not perfect, but it delivers on what matters most. For a 3-star property, they’re doing something right when guests keep coming back. If you’re looking for a place that feels authentic rather than corporate, and you don’t need all the bells and whistles, this could be exactly what you’re after.

The location was lovely and close to Seoul Station and was very walkable with luggage. The place was new and the decor was very fresh.
The terrace was fantastic to relax and enjoy the night time view.

The place is convenient to go to Myeong-dong and Hongdae either taking the bus or the subway. There is also a convenience store CU besides the rental house.
The house is beautiful and bright and has efficient equipments such as clothes dryer, washing machine and boil kettle…etc.

simple , minimalistic , very comfy . nice view of the Namsan tower. and very near to Seoul station.
It's new
The home is conveniently located near Seoul Station, the room has a very new interior decoration, clean environment and a large terrace.
Very close to Seoul station and easy to find using the directions given. If you don't see an exit sign for 15, follow exit signs for 1 and you'll eventually find it. Place was clean and seemed very new. The outside balcony area was nice to relax and eat breakfast in the morning. Host was also very kind and accommodating.
